ALIXIR Maintenance Cleaner is a high-performance, general-purpose cleaning solution formulated for the regular upkeep of natural stone, concrete and other hard surfaces. It utilises a balanced blend of surfactants and mild solvents, specifically activated to deliver reliable cleaning performance without the risks associated with aggressive or corrosive chemicals.
The non-caustic, biodegradable formulation is engineered to preserve surface integrity, significantly reducing the potential for long-term damage such as material corrosion or adhesion failure. With its low VOC content and low odour, it is a safer, environmentally considerate choice for a wide range of sensitive environments. How
it works
ALIXIR Maintenance Cleaner uses an advanced surfactant system combined with mild, activated solvents to reduce surface tension and penetrate everyday grime. By surrounding and suspending dirt particles, it allows them to be easily rinsed away without the need for high-alkaline or acidic action. This balanced chemical approach ensures that the substrate—and any existing ALIXIR Stone Protector—remains undamaged during frequent cleaning cycles.
Application Instructions
Always perform a trial application on a small, hidden area first to confirm suitability. Use neat for extreme soiling or dilute the formulation with water according to the level of soiling: use 1:1 for heavy soiling, 1:5 for general maintenance, and 1:10 for daily cleaning. Apply the solution generously to the surface with a mop, brush or low pressure sprayer and allow 5–30 minutes for the formulation to penetrate the dirt and grime. For optimal results, agitate the area with a firm brush before rinsing thoroughly with clean water or washing down. Do not allow the product to dry on the surface during treatment and always consult the MSDS before use.

Coverage Rate
Figures are approximate and provided as a general guideline. Actual coverage depends on the porosity of the substrate and the chosen dilution ratio:
General Maintenance (1:5 Dilution): Approximately 25–75m² per Litre of diluted solution.
Equipment Cleaning
Clean tools and equipment immediately after use with water.
Storage & Shelf Life
Store in a dry place, away from frost and heat, in a temperature between 5°C and 30°C. Shelf life is 12 months from the production batch date when kept in the original unopened container.
Recommendations & Curing
Do not apply if rain is expected within 4 hours for external projects. This product is designed to clean without affecting the structural balance of the material or damaging existing ALIXIR protective treatments. Do not apply during rain or frost, or when surface and air temperatures are below 5°C or above 30°C. For maximum protection against future staining, ensure the surface is treated with an appropriate ALIXIR Stone Protector.
